Terms and conditions

Contingent Works is a professional coworking community within a shared environment. To help each other work, grow and succeed in this space members must adhere to following this agreement, based on the principles of mutual support, respect for each other and Contingent Works as a physical space.

Section 01: Contingent Works

“We sat wondering why Bromley, with its rich cultural heritage, had nothing for creatives and we decided to try to change that.” – Ewan and Stephen

Contingent Works exists because we want to help make Bromley a better place. Bromley has an amazing heritage, with former residents who have helped change the world, and yet often it feels like there is little to inspire the next generation of world-shakers.

Contingent Works is a private workspace for entrepreneurs and creative leaders. We have the fastest upload and download speeds in Bromley, plus some of the best coffee! Our fully flexible plans are designed to create a vibrant community. Along with our events, gallery space and production suite, Contingent Works will spearhead the creative centre of Bromley.

Section 02: Say hello

This is not just a rental office. We want all our members to be considerate and welcoming.

Please treat people like you would at home. Don’t ignore them, show them around or ask how they are. If someone looks lost say ‘hello’ and point them in the right direction.

Section 03: Entrance and exit

All members can tap in at reception from 8:30 am-5:30 pm. For Members with 24/7 access please make sure it is just you using your pass outside of our normal working hours. You will need a smartphone or Apple Watch and the Kisi mobile app to gain entry. You will receive an activation key when you pay for your membership. The door entry system and CCTV are there to protect you and the space, do not prop the door open for any reason.

Contingent Works is fully insured and while it takes precautions for the safekeeping of its members and their belongings, we do not assume responsibility for lost or stolen items. As such, you do or will obtain, at your sole cost and expense, any insurance you deem necessary.

Section 04: Cleanliness

Please think of others and be tidy.

The cleaners will make sure everything is vacuumed, wiped, and dusted. They’ll clean the bathrooms and the kitchen, empty the bins and generally make sure the space is a great place to work.

Please put any dirty crockery and cutlery in the dishwasher.

Please clean up after your guests.

There are bins for general waste and recycling, please use the right ones.

If you want to smoke or vape then please do so outside.

Section 05: Meeting space

There are break-out areas on all floors but if you need a more formal meeting room or you need to bring in more than one or two guests please book a room on your members dashboard or through the Passport app.

Cancellation: You must cancel the day before the meeting.

Buying more time: All meeting rooms can be booked with direct payment.

Availability: You can see the calendar for all rooms on your Passport app or on your dashboard.

Section 06: Internet and telephones

We have a 1Gb leased line. The general speed is 200mps but if you need more bandwidth let us know. There is a 600mbs failover should the main line go down.

Our LAN and routers are protected with a firewall that is monitored 24/7.

Section 07: Printing

All paper and toner are provided as part of your plan with reasonable usage. If you need to print a book or want to print on special paper please let us know and we can work out a rate.

Section 08: Communication

We will communicate all things Contingent Works through the Passport app. We only use email for external communications, all correspondence needs to be in the app or WhatsApp group.

Section 09: Music

We know how divisive this can be in an office, but this isn’t just an office. Some open work areas will have music and some will be quieter so you can choose according to your taste.

Section 10: Sharing

This is your space but please be conscious of your neighbour's work habits.
If they have their headphones on, please send them a digital message to not disrupt their workflow.

For those with headphones, if someone is having a conversation near you that is bothering you either feel free to move or ask them to keep it down.

Everyone should be able to have short conversations that are appropriate for all to hear. If you want to talk longer then a breakout area or meeting room may be better.

Long or loud phone conversations or video calls should be taken in the phone rooms, in a meeting room, or outside. Be thoughtful and mindful of what you share openly in the space, speakerphone use in the open is never appropriate.

Section 11: Guests

Guests are welcome, you’re the ambassadors for your space so please make them welcome. All members can bring two guests in regular hours, 8:30 am-5:30 pm for two hours. If your guest is staying longer, they need to buy a day pass.

You, the member, must be in the space at all times with your guests.

Your membership can be immediately revoked without refund because of actions taken by you, your guests, your business associates, your service providers, or any other visitors or invitees on your behalf.

Section 12: Dogs

We welcome well-behaved dogs. Remember that some people don’t like dogs so if they are leashed to your chair, don’t bark, get on with other dogs and people then they’re welcome. If they distract members from working, they must stay at home.

Always keep your dog under proper control.

If we believe that a dog/pet is causing disturbance, damage or any other negative issue we may stipulate that the animal is no longer allowed in Contingent Works, in which case you shall remove it immediately.

Check your own insurance and/or pet insurance policies and ensure it provides adequate cover for damage to third party property or injury to third parties (including fellow employees).

Make sure your dog is housetrained, but be prepared for little accidents. We have a ‘Dog Box’ with all the cleaning materials you may need plus a water bowl and poo bags.

Your dog should be in good health and not suffering from any illness/ticks or fleas.

Ensure they have access to fresh water.

Contingent Works takes no responsibility for the welfare of any pets onsite, and it is the responsibility of the owner to ensure the dog is kept away from other Members, guests and staff unless explicitly expressed otherwise by the other person. Any issues or complaints to do with a particular dog should be raised to us for review, and actions will be taken accordingly on a case-by case basis.

Any allergies or phobias that are highlighted to us by a member will be reviewed and actioned accordingly on a case-by-case basis.

Section 13: Payment

Payment is by credit card or direct debit using our secure coworking software. Payment occurs on the 1st of each month, prorated in the first month. Membership automatically renews on the first of each month until you cancel. You explicitly agree that we have the authority to charge your card on a recurring basis.

Failure to pay overdue invoices within 15 days of the 1st of the month will result in the suspension of access until paid.

Section 14: Termination

Contingent Works reserves the right to terminate any membership at any time without notice and without a refund.

Failure to follow any of the guidelines outlined in this document can result in termination of membership.

Section 15: Liability

Indemnification and Release of Liability: In consideration for receiving permission to use Contingent Works, you release, waive, and discharge, and agree to indemnify and hold harmless Contingent Works, its officers, agents, or employees (hereinafter referred to as Releasees) from any and all liability, claims, demands, actions, and causes of action whatsoever arising out of or related to any loss, damage, or injury, including death, that may be sustained by you or your guests, or to any property belonging to you or your guests, while in or on the premises, if such loss is caused by your action, inaction, or negligence and regardless of whether such liability arises in tort, contract, strict liability, or otherwise, to the fullest extent of the law.

You voluntarily assume full responsibility for any risks or loss, property damage, or personal injury, including death that may be sustained by you or your guests, or any loss or damage to property owned by you or them if caused by your own or your guests’ actions, inactions, or negligence, to the fullest extent allowed by law.
